Aggregates and Bitumen are the two factors that makes up your Asphalt. Aggregates consists of a mixture of sand, crushed stones, and gravel. Bitumen on the other hand is a binder that holds the aggregates together. When Asphalt is freshly paved, it is normal for oxidization to occur, making the Asphalt stronger. Overtime, the oxidization of your Asphalt begins to wear out the binder that holds the aggregates together, causing your asphalt to become brittle. Over oxidizations causes the binder to wear off, and making your asphalt less flexible and, making it vulnerable to deteriorating and cracking due to it's inability to expand and contract. Factors such as rain, sunlight, and exposure to chemicals (gas/oil) contributes the process of oxidization.
This is where Sealcoating comes in to play. When applied correctly, sealcoat provides a protective layer, like a membrane in a cell. It blocks elements such as water, chemicals, and UV damage from your Asphalt, causing the oxidization process to slow down, making it less vulnerable to deterioration. Especially in our harsh winter in Canada, sealcoat provides a protective layer to prevent water to seep into your Asphalt, preventing cracks when the water freezes. It is recommended to seal your Asphalt 6 Months after it has been freshly paved and every 2-4 years after that.
Note: Sealcoating does not cure existing problems such as cracks, or potholes. Rather, it prevents it from occurring.

Due to the banning of Coal Tar Asphalt Emulsion Sealers across Canada, we use GemSeal Black Diamond LP Emulsion Asphalt Sealer as an alternative. Black Diamond has the environmental benefits of an Asphalt Emulsion Sealer but provides similar performances to Refined Tar Sealers. Black Diamond is manufactured with their Precision Colloid Mill System, creating a consistent sealer and offers stronger durability and longevity.
Our Service
Paint It Black Asphalt provides service to both Residential and Commercial Asphalt Pavement Assets.
In Residential, we apply mainly through brush as it provides more sealer to the driveway, providing longer lifespan of the sealer. We also do spray application if requested by the owner.
In Commercial Lots, we apply 2-3 coats of sealer depending on how much traffic it has with our spray system.
